While I do residential purchase and refinance loans, my primary focus is in the very useful but sadly maligned & misunderstood reverse mortgage (RM) loan. I have been following the teachings of the American College of Financial Services because they 1) are not affiliated with the mortgage industry and 2) have done extensive research into the use of a RM in retirement planning.
While RMs are not a one-size-fits-all loan, they can be very useful to:
* extinguish existing mortgage and manage cash flow;
* establish an emergency fund;
* delay taking Social Security until Full Retirement Age;
* pay for ROTH IRA conversions;
* mitigate market risk;
* fund long term care insurance;
* and many other uses!
The key is education! I work with financial advisors, estate planning attorneys, and accountants to help them identify when a RM would be appropriate for their clients. I also work with seniors, their families, and their advisors to show them how a RM could enhance their retirement plan.
